Short term letting in Ras Al Khaimah is regulated by the Ras Al Khaimah Tourism Development Authority. Every unit needs a holiday home permit before it appears on Airbnb or any other platform, each permit is renewed annually, and units are inspected and classified as Standard or Luxury. Registration costs AED 100, annual unit permits run from AED 300 for a one bedroom to AED 1,200 for four bedrooms or more, and classification costs AED 50. In gated communities such as Al Hamra and Al Marjan Island, the developer’s own permit or no objection certificate is required as well. Operating without a permit risks fines and closure, and enforcement is active.
