What Is Included in the 15% Management Fee
One fee covers the whole hosting operation. We prepare the listing, keep the calendar full at the right nightly rates, handle every guest from enquiry to checkout, and coordinate cleaning, linen and maintenance around each stay. Onboarding starts with a move in standard clean so your property photographs and reviews well from day one.
Included in your management fee
- Listing creation, copy and photography coordination
- Pricing and calendar management across platforms
- Guest vetting, messaging, check-in and checkout
- Turnover cleaning and linen coordination
- RAKTDA permit and compliance handling

Licensed with RAKTDA, Delivered with WayHome Real Estate
Short term letting in Ras Al Khaimah is regulated by the Ras Al Khaimah Tourism Development Authority. Every unit needs a holiday home permit before it appears on Airbnb or any other platform, each permit is renewed annually, and units are inspected and classified as Standard or Luxury. Registration costs AED 100, annual unit permits run from AED 300 for a one bedroom to AED 1,200 for four bedrooms or more, and classification costs AED 50. In gated communities such as Al Hamra and Al Marjan Island, the developer’s own permit or no objection certificate is required as well. Operating without a permit risks fines and closure, and enforcement is active.
You do not need to learn any of this. Holiday home management is delivered in partnership with WayHome Real Estate (wayhome.ae), our sister company under the same ownership, licensed by RAKTDA as a holiday home operator. WayHome handles the regulated side, permits, guest registration and compliance, while Halo Clean delivers the housekeeping, turnovers and property care. Two licensed companies, one owner, one accountable team.

A Property Management Company Built for Short Term Rentals
Plenty of property management companies in Ras Al Khaimah look after long term tenancies. Very few are licensed, staffed and equipped for short term rentals, where every stay needs hotel standard housekeeping, fast guest responses and correct permits. Halo Clean and WayHome were built for exactly that. And if you ever switch a unit back to a long term let, our landlord support and home maintenance teams carry on looking after it.
